Loan to Value Ratio (LTV)
The loan to value ratio is a number that describes the size of a loan compared to the value of the property securing the loan. Most lenders will not make a loan that exceeds a certain percentage of the value of the property. In order to prevent price fixing, most lenders will only lend a certain percentage of the lower of appraised value or the purchase price. As you know, the lower the ratio the lower the risk for the lender. Lenders also want you to have “skin in the game,” which means you are more likely to keep making your payments in times of adversity because you will lose money as well.
